1、空调板、线条等部位的流水坡度

EPS构件外保温墙体易渗漏的部位主要包括:线条、空调板、飘窗板、女儿墙、门窗洞口等部位。这些部位都有一个共同的特点:排水速度慢。由于主体施工偏差以及外保温施工偏差的存在,流水坡度太小甚兜水,由于防护面层并不是不透水的,必然会导致保温墙体的渗漏。

2、EPS构件外保温施工前,应提前安装预埋管件

根据规范要求,应在外保温施工前将落水管卡、空调孔、空调支架等各种预埋管件提前安装完毕(向下有一定的斜度),而在实际施工时,往往因为工期等各种原因,各种预埋管件后安装,破坏了防护面层的整体性,若是修补不到位,必然会导致墙体渗漏。例如:落水管卡部位就是外保温常见的渗漏部位之一。

3、保温层不能挡住门窗泄水孔

先安装门窗再进行外保温的施工,是目前常采用的施工工序,也是规范所允许的,但后做保温必然存在外保温“吃口”的问题,在施工时应特别注意门窗下口的保温层高于门窗泄水孔的高度,泄水孔内水直接进入保温层内。

4、聚苯板的板缝处理

在聚苯板薄抹灰外保温体系中,板与板之间的板缝是体系中薄弱的部位,沿板缝开裂是目前的外保温应用中的常见现象,因而板缝的处理非常关键。根据规范要求,大于1.5mm以上的板缝可以采用EPS板板条填塞,而在实际施工中,很难有合适厚度的板条,大多简单处理,有的干脆不处理,甚有的采用粘结剂填补板缝。从而易造成板缝开裂导致墙体渗漏。因而正确的板缝处理是防止外保温体系开裂及渗水的重要施工工序。

平窗口部位:在目前外保温构造图集中,平窗口大多采用先安装窗框再做保温,大多甲方因此设计存在外保温“吃窗”以及不利于窗户的保护等一般不愿采用,而后装窗易于破坏保温导致漏水,针对此问题,我们可以采取砂浆做企口(现浇结构可直接浇注成型)的方案,既便于施工,又利于防水,其节点构造图。窗侧口保温由于采用薄板施工,可以采用满贴法以利于提高窗口部位的抗渗漏性。
